In detail

Waking watch sounds like a security service. It is not. It is a fire safety measure, required by fire authorities under the Regulatory Reform (Fire Safety) Order 2005. If you have been told you need waking watch cover, here is what that means in practice.

Waking watch involves trained officers conducting continuous rounds of a building, checking escape routes, monitoring for fire hazards, and alerting occupants if something is found. It applies when a building’s active fire systems are offline or compromised, or when a fire risk assessment identifies specific hazards requiring active monitoring.

Ashridge provides waking watch officers for property managers, developers, and facilities directors who have received a fire authority notice or whose risk assessor has recommended temporary fire safety cover.

When You Need Waking Watch

A fire authority serves a waking watch notice when they identify that a building’s fire safety provisions are inadequate. This typically happens:

  • During renovation or remediation work that has compromised compartmentalisation
  • When a building’s fire alarm or suppression system is offline for maintenance
  • While a building awaits final fire safety certification after construction
  • When fire risk assessments identify specific hazards that require active monitoring

Insurers may also require waking watch as a condition of maintaining cover during periods of elevated risk.

If you have received a notice or your risk assessor has recommended it, you need it. Do not delay — fire authorities can escalate non-compliance.

What Waking Watch Covers

A waking watch officer conducts rounds at the intervals specified by the fire authority or insurer — typically every 15 to 30 minutes for residential high-rises.

Each patrol checks:

  • All fire exits and escape routes are clear and accessible
  • Fire doors are closed and compartmentalisation barriers are intact
  • No combustible materials have accumulated in communal areas or means of escape
  • Fire detection equipment status where accessible
  • Any other site-specific hazards identified in the fire risk assessment

If a fire is detected, the officer alerts all occupants and calls 999 immediately. They do not leave the building until the fire service arrives and hands over.

Officers maintain a detailed patrol log throughout their shift. Ashridge provides these logs to clients and can supply them directly to fire authorities or insurers on request.

Who Provides Waking Watch Officers

Waking watch officers must be trained for the role. They are not generic security guards.

A reputable waking watch provider will:

  • Deploy officers who have been briefed specifically on the building and the fire authority’s requirements
  • Confirm patrol intervals and response protocols in writing before deployment starts
  • Maintain a direct contact line with the building manager or nominated person throughout the shift
  • Provide daily log summaries and flag any deterioration in fire safety conditions immediately

Ashridge waking watch officers hold relevant SIA licensing and have received fire safety briefing specific to the waking watch role. Directors’ armed forces backgrounds mean teams are structured, accountable, and accustomed to operating under formal briefing and reporting protocols.

Waking Watch vs Walking Watch

Clients often confuse these two terms. They are different services.

Waking watch is a fire safety role. Officers monitor for fire hazards and alert occupants. It is required by fire authorities and regulated under the Regulatory Reform (Fire Safety) Order 2005.

Walking watch is a security patrol role. Officers check for unauthorised access, trespass, and vandalism. It is a security measure, not a fire safety one.

Some sites need both. A construction site may require walking watch for security and waking watch if fire systems are offline during the build phase. Ashridge provides both services. We will tell you which you need.
